New BTO flats from second half of 2024 will be classified into three categories- Standard, Plus and Prime, based on their locational attributed.
As at time of this blog post, for owners of Plus and Prime flats, they need to fulfill a Minimum Occupation Period of 10 years. They are not allowed to rent out the whole flat rental even after MOP is met. At time of sale, sellers are subjected to Subsidy Recovery and their resale buyers are subjected to BTO eligibility conditions . This means that the potential resale buyers of Plus and Prime flats are subjected to income ceiling, buyers need to include at least 1 Singapore buyer and private property owners must wait out 30 months from the disposal of their property. I reckon that would lead to a smaller pool of eligible buyers for resale Plus and Prime flats.
